Landscape Maintenance Services

 

LAWN MAINTENANCE

  1. Mowing (Irrigated Areas): Mow and edge all irrigated lawn areas forty two (42) times per year (see attached schedule), or as directed by the Association Manager. Remove all grass clippings, leaves, and other debris the same day that work is performed. All turf areas should have a clean, straight, and even cut. Line trimmers shall be used to cut the grass horizontally in areas the mowers cannot reach.
     
  2. Mowing (Non-Irrigated/Native Areas): Mow all non-irrigated native areas on a pay as performed basis as directed by the Association Manager. Remove all grass clippings, leaves and other debris the same day that work is performed.
     
  3. Edging/Trimming: Edge/trim around all paved entrance areas, curbs, walks, plant beds, trees, utility posts, utility generator pads, and any other common or contiguous areas at the time of mowing or as required by the Association Manager. All areas must be kept clean of trash and clippings after each edging/trimming. Rake all grass clippings, stones, and debris from around all tree beds after each mowing as needed. 
     
  4. Fertilization: Fertilization is the process of applying a large number of natural and synthetic materials, including manure and nitrogen, phosphorus, and potassium compounds, spread on or worked into soil to increase its capacity to support plant growth. Plants require 16 nutrients, and Louisiana's soil does not supply everything for plants to thrive.

    Fertilizer can be applied 2-4 times per year. Makaira offers annual contracts to current and new customers. An appropriate fertilization program takes a minimum of one year to produce effective results, and recommended to prevent over fertilization. Over fertilization could lead to run off into our environment and drinking water.

 

LANDSCAPE BED MAINTENANCE

Our landscape bed and weed maintenance services will keep your beds looking as good as the day they were installed. We'll remove any debris and weeds that exist in your landscape beds and treat them with with a special weed control system that will keep your beds free of weeds throughout the season.

Our horticultural specialists are experts at landscape care and maintenance. They'll take the steps needed to remedy and problem areas, and help prevent the onset of future weed growth.

SPRING

  • Weeds that are large or unsightly will be pulled.
  • Top-dress all currently mulched beds with premium grade mulch to a depth of 1 - 1.5.”. • Edge around all beds and tree rings.
  • Trim of winter burn, deadwood and sucker limbs from plants.
  • Cut dead from spring bulbs and/or cut to ground level.
  • Spread appropriate granular fertilizer around all plants.
  • Trim only straggly branches and/or leaders off shrubs.
  • Clean up all areas, power blow walks and/or drive, and haul away debris.

EARLY SUMMER

  • Weeds that are large or unsightly will be pulled.
  • Trimming of all shrubs.
  • Cut dead from spring bulbs and/or cut to ground level.
  • Spread the correct granular fertilizer around all plants.
  • Prune dead blooms off flowering shrubs and perennials as needed.
  • Clean up all areas, power blow walks and/or drive, and haul away debris.

LATE SUMMER

  • Weeds that are large or unsightly will be pulled.
  • Small weeds will be sprayed with herbicide.
  • Trim and remove all deadwood, and sucker limbs from plants.
  • Spread the correct granular fertilizer around all plants.
  • Check all plants for mites and insects and spray according.
  • Trim dead blooms off flowering shrubs and perennials as needed.
  • Clean up all areas, power blow walks and/or drive, and haul away debris.

FALL

  • Trim all perennials to ground level and/or “12-18” dependent upon variety. • Clean up all leaves in planting beds.
  • Light trimming of deciduous shrubs.
  • Clean up all areas, power blow walks and/or drive, and haul away debris.

WINTER

  • This is to be carried out once a week for 12 weeks.
  • Check entire property for trash.
  • Clean any debris out of parking lot.
